What is rent control?
Rent control (also known as rent stabilization) places a cap on annual rent increases to provide long-term housing security for tenants. Strong rent control laws cap annual rent increases based on a percentage of the annual change in the Consumer Price Index (CPI), with an absolute cap set as an upper limit against high inflation years. We are calling on elected officials in Marin to pass rent stabilization measures that cap annual rent increases at 60% of CPI or 5%, whichever is lower.
What are just cause eviction protections?
Just cause eviction protections prohibit landlords from arbitrarily evicting their tenants. Instead, they must prove that they have a good reason (just cause) to evict. If a tenant is evicted for a just cause but they are not at fault, then they have a right to return to their unit should it ever again become available for rent. Their landlord is also required to provide reasonable relocation payments to cover the costs of finding a new place to live. Strong just cause eviction laws provide additional protections for tenants who are elderly, disabled, terminally ill, or educators or students during the school year. We are calling on elected officials in Marin to pass just cause eviction protections that provide robust support for tenants facing no-fault evictions, that close the well-known loopholes in existing state law, and that are inclusive of as many renters as possible.
