Why rent control?
Marin County rents are some of the highest in the country. About a third of Marin households rent their homes and these households are disproportionately younger, more racially diverse, and more working-class. Half of Marin renters are rent-burdened and more than a quarter are paying more than 50% of their income on rent. Working people, young people, and seniors on fixed incomes are barely able to make ends meet. Rent control (aka rent stabilization) provides renters with real housing security by capping annual rent increases.
Why just cause eviction protections?
Rent control and just cause eviction protections go hand in hand. Due to a California state law called Costa-Hawkins, landlords are allowed to raise the rent as much as they want when they get a new tenant. That means, without eviction protections, landlords can simply evict their current tenants in order to jack up rents on their new tenants and get around rent control. Just cause eviction protections prohibit these kinds of arbitrary evictions by requiring landlords to have a good reason (just cause) for displacing tenants.
